Not able to translate theme

Hi,

I hired a freelancer to develop a new theme, but when I activate it and enable the translation plugin I don't get some words from theme to translate them. So when I edit the words in the theme source code I get to see them in the app, but they're not automatically generated in the language files.

Is there a way of doing the theme translation ?

if then still anything is not translated, it could be due to structure
